Hard Money Facts is a publication and lead generation service covering hard money and private real estate lending. It is published by Resultex Media Group LLC, 112 Main St, Suite 205, East Rockaway, NY 11518, which also publishes other research sites in lending and compliance.

Why it exists

We looked at who currently ranks for hard money searches. Two groups. Large consumer finance brands - Rocket Mortgage, LendingTree, Investopedia, Experian, Chase - publishing near-identical definitional articles. And lenders, publishing every guide, every comparison, every "best lenders" list and every calculator in the category.

The first group is genuinely independent of hard money lenders; they simply do not go deep, because the product is a rounding error in their business. The second group goes deep and cannot be disinterested about it. What is missing is not independence - it is depth from anyone whose incentives are at least visible.

That gap matters more in this product than in most, because the cost is genuinely obscured. Not by dishonesty, but by convention: the industry quotes a rate and a point count, and four of the five things that determine your actual cost are somewhere else entirely.

What we do

  • Publish guides to the mechanics, written for someone about to sign something.
  • Build calculators that model the real cost, with no email gate and no data leaving your browser.
  • Answer the questions people are actually asking, taken from live search results rather than invented.
  • Read term sheets for free and tell people what they actually say.

How this is funded, and the conflict that creates

Hard Money Facts is a lead generation service. If you send us a deal, we may pass your details to lending partners who work on that product in that state, and they may pay us for the introduction. We are not a lender, we make no credit decisions, and we do not underwrite, approve or price anything.

That arrangement gives us a financial interest in you borrowing money. It is precisely the kind of undisclosed incentive the rest of this site tells you to go looking for, so it would be absurd to hide it. It is in the footer of every page, on the form itself, and set out in full on the disclosure page.

What we deliberately do not do

  • No lender directory, and no "best hard money lenders" list. The question has no honest answer, and a paid answer is just an advert wearing a ranking.
  • No paid placement in the editorial or the tools. No lender can buy a mention, a position, or a calculator default. What is bought is an introduction you asked for.
  • No commercial relationship on the verification pages. Verify a lender, advance-fee scams and the state licensing pages route nowhere and carry no partner.
  • No email gate on the tools. The calculators are the most useful thing here and they work without giving us anything at all.
  • No bulk lead exchange. Details go to matched partners, not to a market.
