Introductions
If we introduce you to a lender, we are not acting as your agent, adviser or advocate in that transaction, and we do not vet, endorse, guarantee or accept responsibility for any lender, their terms, their conduct or their licensing status. Do your own checks - here is how. Any loan you enter is between you and that lender.
Accuracy
We work hard to be accurate and we correct errors when we find them. Loan pricing, fee structures, underwriting practice and state lending rules change constantly and vary by lender, by property type and by jurisdiction. Verify anything material with the lender, with a licensed attorney in the property's state, or with the relevant regulator before you act on it. Figures presented as ranges are ranges, not quotes and not entitlements.
The calculators
The calculators are educational models. They run on assumptions you supply and on simplifications we have made and documented in the methodology. Their output is an estimate for comparison purposes, not a quote, not an APR calculated under any regulatory definition, and not a substitute for the lender's own figures or your closing documents.
The review service
The free term-sheet review is an editorial opinion about a loan structure. It is not legal advice, not an underwriting decision, and not a recommendation to enter or decline any transaction. You remain responsible for your own decisions and for having your documents reviewed by a qualified professional.
