Privacy policy
What we collect, what we do with it, and what we will never do with it.
The short version
The calculators collect nothing at all. If you submit the form, we share what you sent with lending partners so they can contact you about financing - that is the whole point of the form, and we are paid for it. We do not sell your details, rent them, or post them to a bulk lead exchange. There is no cross-site advertising tracking here.
What the calculators collect
Nothing. All three run entirely in your browser. The numbers you enter are never transmitted, stored or logged, and there is no submit button on any of them.
What the form collects
What you type into it: the deal details you select, your name and email, optionally a phone number, and any terms you paste. Plus the page you submitted from, your IP address and browser user-agent, and the country Cloudflare reports - used for spam prevention and to know what you were reading.
Who we share it with, and why
- Lending partners matched to your deal type and the state the property is in, so they can contact you about financing. We may be paid for that introduction - see how we get paid.
- Service providers that operate the site and deliver our email.
- Nobody else. We do not sell or rent your details, we do not post them to a lead exchange or ping tree, and we do not use them for advertising targeting.
Contact by phone, text and email
By ticking the consent box you agree that we and our lending partners may contact you at the number and email you gave, including by automated dialling or pre-recorded message and by SMS, about financing. Consent is not a condition of any purchase. Message and data rates may apply. You can opt out at any time - reply STOP to a text, use the unsubscribe link in an email, or email us and we will stop and tell our partners to.
Your choices
- Delete: email hello@hardmoneyfacts.com and we will delete what we hold and ask partners we shared it with to do the same.
- Access: ask and we will send you what we hold.
- Do not share: if you want a term-sheet read with no lender introduction, say so in the notes and we will keep it in-house.
- Do not submit: every tool and guide on this site works without giving us anything.
Retention
We keep submissions while they are useful for following up with you, and the de-identified structure of them indefinitely, because reading real term sheets is how the figures on this site stay accurate. Ask us to delete and we will.
Analytics and cookies
We use no advertising cookies and no cross-site tracking. If we run analytics, it is aggregate traffic measurement only.
Third parties
The site loads fonts from Google Fonts and is served through Cloudflare. Pages link out to public resources such as NMLS Consumer Access, the FTC and state regulators; those sites have their own policies.
Children
This site is for people financing investment property. It is not directed at anyone under 18 and we do not knowingly collect their details.
