We collect nothing. No form, no account, no advertising cookies, no cross-site tracking.
The short version
This site does not collect your personal information. There is no lead form, no account, no newsletter, no email gate and no advertising. The calculators run entirely in your browser and nothing you type into one is ever transmitted.

The calculators collect nothing
All three run client-side. Purchase prices, ARVs, rates, pasted term sheets - none of it is transmitted, stored or logged, and there is no submit button on any of them. You can confirm that in your browser's network tab.
No advertising, no tracking cookies
We run no display advertising and no advertising cookies. We do not track you across other sites, we do not build profiles, and we do not sell, rent or share data about you with anyone - because we do not have any.
If you email us
We get your email address and whatever you put in the message. We use it to reply. We do not add you to anything, we do not sell or share it, and we do not pass it to lenders. Ask us to delete it and we will.
Server logs
This site is served through Cloudflare, which processes standard request data such as IP address and user agent for security and abuse prevention. We do not build profiles from it.
Analytics
If we run analytics it is aggregate traffic measurement only - no cross-site tracking of individuals.
Your rights
Email hello@hardmoneyfacts.com to ask what we hold about you, or to have it deleted. In practice the answer is nothing, unless you emailed us. If you are in a jurisdiction with a consumer privacy statute granting access, deletion, correction or opt-out rights, we will honour those requests from anyone who asks, wherever you live.
Children
This site is for people financing investment property. It is not directed at anyone under 18 and we do not knowingly collect their details.
Third parties we load
Google Fonts, and Cloudflare as the host. That is all. Pages link out to public resources such as NMLS Consumer Access, the FTC and state regulators; those sites have their own policies.
