How this is funded
Nobody pays us. There is no advertising, no lead form, no affiliate link and no lender money anywhere on this site - and here is what we commit to if that ever changes.
Short version: nothing on this site is monetised, and nobody pays us anything.
- No money from lenders. Not for placement, not for a ranking, not for a referral, not for an introduction, not in any other form.
- No advertising. No display ads, no sponsored posts, no paid links, no affiliate links.
- No lead capture. There is no form on this site, no account, no newsletter and no email gate. The calculators run entirely in your browser and nothing you type into one is transmitted anywhere at all.
- No lender directory and no "best hard money lenders" list. The question has no honest answer, and a paid answer is just an advert wearing a ranking.

Why we are telling you this so insistently
Because this site spends fifty pages arguing that you should ask who is paying whoever is advising you. It would be absurd not to answer that question about ourselves, prominently, on a page you can find from every other page.
It is also unusual. Nearly everything else written about hard money is published either by a lender or by someone paid per lead, which is why so much of it reads the way it does.
What we commit to if that changes
Most publishers eventually earn revenue and we might too. We are writing down now, before any money exists, exactly what that would look like - so that changing our minds later is visible rather than quiet.
- We would say so on this page, with a date. No silent switch.
- Disclosure above the content, not in the footer. Any page carrying a commercial relationship would say so at the top, before you read it.
- The calculators stay clean. No placement, no routing, no compensated defaults, and no email gate. Ever.
- The verification pages stay completely free of it. Verify a lender, advance-fee scams, state licensing and state regulators exist to protect people from lenders. A page that teaches you to check up on lenders is worthless if lenders fund it - and that exclusion is enforced in the build, not left to good intentions.
- No pay-for-ranking, at any price. If we ever compared named lenders, position would not be purchasable.
The bias that exists anyway
Taking no money removes the obvious conflict. It does not make us right. We still have opinions, we still chose which forty pages to write, and being contrarian about an industry is its own kind of slant.
So the test is not our funding model. It is whether the arithmetic holds up: the calculators run on your numbers rather than ours, the rate index cites every figure to a named source, and the worked example models a deal that loses money. Check it rather than trusting it.
How to hold us to this
